The &Amsterdam project in Amsterdam-Zuidoost involves the development of a modern residential and commercial complex that plays a key role in transforming the Amstel III area into a vibrant urban district.
The project consists of three buildings – Parkside, Hillside, and Brightside – which together form a dynamic urban ensemble centered around a shared green courtyard. In total, the complex includes 561 rental apartments (48,000 m²), approximately 1,000 m² of commercial space for hospitality and retail, various communal facilities, and an underground parking garage with around 208 parking spaces.
The architecture is characterized by a varied façade design, with differences in height, building lines, and materials. This creates a lively and metropolitan appearance along Hettenheuvelweg, while the inner courtyard offers an intimate, green residential atmosphere. The project features apartments in the social, mid-range, and private rental segments, ranging from 30 to 120 m², attracting a wide mix of residents. In doing so, &Amsterdam not only contributes to the urban renewal of the area but also helps alleviate the housing shortage in Amsterdam.

The complex combines various functions within a cohesive design, creating a vibrant and future-proof urban environment. Residential use forms the heart of the project, with apartments suitable for a diverse range of residents, including starters, families, and young professionals. On the ground floor, commercial spaces accommodate hospitality, retail, and service functions, contributing to an active and lively street level.
In addition, shared amenities include a spacious bicycle storage area, private storage rooms, and a multifunctional communal space featuring seating areas, a dining section, and relaxation zones. The underground parking garage, offering approximately 208 parking spaces, supports a car-light and green outdoor area. The combination of living, working, and social interaction makes &Amsterdam an inspiring place where urban vibrancy and comfort come together.
What makes &Amsterdam special is its strong focus on sustainability, architectural quality, and livability. The three buildings are designed around a green courtyard that serves as a central meeting place and natural buffer. In addition, green roofs provide extra biodiversity, water retention, and cooling during the summer.
The project uses sustainable technologies such as an Aquifer Thermal Energy Storage system, solar panels, and a rainwater system that slowly discharges stormwater into the sewer. Thanks to these measures, the complex meets the A++ energy label requirements. Moreover, it aims to achieve the BREEAM In-Use (Excellent) certification and the DGNB certificate for sustainable construction. With this, &Amsterdam positions itself as a leading example of future-focused and responsible urban development in the Netherlands.
